MTIP funds 100% of the equipment cost. Pods are installed on your property. All rental revenue from those pods flows to MTIP first until we have recovered 100% of the retail cost (first-money-out). After recoupment, the revenue split is 75% to you / 25% to MTIP if you manage the program, or 50/50 if MTIP manages it for you. Override is perpetual. We handle warranty, you handle (or we handle) tenant interface.

We rent The Quad and The Suite only — not the Studio or Duo (those are sold for solo/dedicated use). Real rental revenue from a Quad or a Suite runs $800–$1,000 per month on a typical subscription/hourly mix in South Florida. That revenue is what offsets the equipment cost first (Option C), then becomes the override-split with you.

Maintenance and warranty: MTIP, regardless of structure. 1-year manufacturer warranty on all parts. Insurance: MTIP carries product liability on the equipment; landlord covers the premises (standard CGL). Tenant damage: handled by your standard wear-and-tear / damage policy, plus our 1-year manufacturer coverage.

Option A (buy outright): commercial furniture, 7-year MACRS depreciation. Real estate TI is typically 39-year — pods depreciate 5x faster. Options B/C (JV structures): the asset sits with the JV entity / MTIP; you book your share of revenue. Talk to your tax counsel for specifics.

Our sweet spot: warehouses with ample parking, retail shopping plazas with available square footage, ground-floor office, and 2-story multi-tenant buildings. High ceilings are a plus. We can also work with Class A/B office above ground floor, coworking, hospitality, healthcare, and education — but ground-level access with parking is what we underwrite fastest. South Florida is our primary market (HQ in North Miami Beach), national rollout is live.
