A 49 sq ft TI build-out runs $10,000–$15,000, takes 6 months, and walks out the door when the tenant leaves. The Suite by MTIP Collective ships fully assembled in 90 days for $6,997. Or — let us fund 100%, recover from rental revenue, and override-split with you in perpetuity.
Buy them outright. Split capex 50/50 with us. Or pay zero and split the override. Whichever lines up with how you run your portfolio.
Option C: add 6 Quads & Suites to a property. At $900/mo each, that's $64,800/yr in rental revenue. We fund the equipment (~$45K retail). Cost recovers in ~8 months. After recoupment: $48,600/yr to you if you manage. Pure perpetual upside, zero capital outlay, on real estate you already own.

"I run real estate. I've written six-figure TI checks for build-outs that walked out the door with the tenant. So when I priced an acoustic pod from Framery at $26,400 retail and they wanted me to assemble it on-site, I called the factory direct. MTIP Collective is what I built next — same ISO acoustic spec, fully assembled, half the price. And for landlords who don't want to write the capex check at all, we fund the equipment, you collect override. Operator to operator."
Same aluminum frame. Same ISO-certified acoustic walls. Same 6mm tempered glass. Same motion-sensor lighting. Same fresh-air system. Only the size and seating change.

A private studio in 10 sq ft. For recording, AI command, focus, sales floor.

The smart 1-person office. Or take real 2-person calls. Either works.

A real meeting room. Without the build-out. Workshops, sales rooms, pitches.

Replace your $1,500–$2,500/mo executive office. Pays back in under 5 months.

Independent reviewers and customers have spent years inside the competition's pods. Here's what they're calling out — and why we built MTIP Collective Pods to solve it.
Building a 49 sq ft acoustic-treated private office on your floor plate runs $10,000–$15,000 in TI, takes 4–6 months, and ties up the space the entire time. Permits add risk. The walls don't move when your tenant does.

Same private workspace. Half the capital. Tenth the time. Asset moves with your portfolio instead of staying behind as sunk TI when the lease rolls. And with our Zero-Capex JV, you don't put a dollar down — we fund the equipment, you collect override revenue.
Seven systems work together to make every MTIP Collective Pod feel like a much bigger, much quieter room than its footprint suggests.

4000K natural light. Dimmable. Anti-glare. Flicker-free. Ra92 color accuracy — what your eyes need for a 10-hour day.
Light, fan, and outlets at your fingertips. Universal socket, USB-A, USB-C — works with every plug type on Earth.
Steel + acoustic felt + foam + 12mm PET panel. ISO 23351-1 certified. The wall does the work — not your concentration.
6mm shatter-resistant tempered glass. Optional 10mm rear panel for added acoustic depth.
Solid wood with magnetic close. Smart lock or electronic lock optional. Touches you actually want to touch.
Pre-engineered mounting points for desk, bench, lounge, accessory configurations. Configure once. Reconfigure forever.
Lights and fans auto-on when you enter, auto-off when you leave. Energy-aware by design.
Every layer chosen for acoustics, durability, and the way the pod feels under your hand.
A normal drywall partition gives you about 10 dB of attenuation. Our pod wall is engineered with four sound-absorbing layers in a steel-and-aluminum frame — same construction premium acoustic booth manufacturers use, ISO-23351-1 certified.
Pick the silhouette that matches the room you're putting it in.
Clean. Minimal. Maximizes floor plan.
Default for offices and showrooms.
Bold. Sculptural. Fits tight corners.
Statement piece for studios and lobbies.
Soft. Warm. Family-friendly.
Reduces sharpness in homes and clinics.
A normal open office sits between 60 and 75 dB — calls, keyboards, meetings, footsteps. Inside an MTIP Collective Pod, that drops to roughly 40 dB. Hit play. Then step inside.
Browser audio simulation. Not a measurement of an actual pod — but the dB drop is what real ISO-23351-1 testing reports.

Coworking floors. Hotel lobbies. Airport terminals. Libraries. Warehouses. Home offices. The pod doesn't care where it lands.

A quiet corner in a busy terminal — for travelers who need to take the call before boarding.

Shopping plazas, coworking floors, flex space — pods slot in next to existing tenants.

MTIP Collective Pods were designed against real operator constraints — no inflated price, no inflated lead time, no contractor invoice in the middle. Here's what early users are telling us.
"I priced a 1-person office downtown at $2,200 a month. The Suite delivered, fully built, for less than four months of that lease. I'm in it daily. It's quieter than the office I would've leased."
"I've toured ROOM, Framery, ZenBooth. Same acoustic spec or worse, double the price, weeks of site assembly. MTIP delivered ours in a single morning. We were on calls inside it by lunch."
"The 12-month installment plan with no money down was the unlock. We outfitted four phone booths and a Quad in one purchase order. Cash flow stayed exactly where it needed to be."
"I record three podcasts a week from inside The Studio. The acoustic floor is dead — no editing out HVAC, no traffic bleed. It paid for itself in eliminated post-production time alone."

MTIP funds 100% of the equipment cost. Pods are installed on your property. All rental revenue from those pods flows to MTIP first until we have recovered 100% of the retail cost (first-money-out). After recoupment, the revenue split is 75% to you / 25% to MTIP if you manage the program, or 50/50 if MTIP manages it for you. Override is perpetual. We handle warranty, you handle (or we handle) tenant interface.
We rent The Quad and The Suite only — not the Studio or Duo (those are sold for solo/dedicated use). Real rental revenue from a Quad or a Suite runs $800–$1,000 per month on a typical subscription/hourly mix in South Florida. That revenue is what offsets the equipment cost first (Option C), then becomes the override-split with you.
Maintenance and warranty: MTIP, regardless of structure. 1-year manufacturer warranty on all parts. Insurance: MTIP carries product liability on the equipment; landlord covers the premises (standard CGL). Tenant damage: handled by your standard wear-and-tear / damage policy, plus our 1-year manufacturer coverage.
Option A (buy outright): commercial furniture, 7-year MACRS depreciation. Real estate TI is typically 39-year — pods depreciate 5x faster. Options B/C (JV structures): the asset sits with the JV entity / MTIP; you book your share of revenue. Talk to your tax counsel for specifics.
Our sweet spot: warehouses with ample parking, retail shopping plazas with available square footage, ground-floor office, and 2-story multi-tenant buildings. High ceilings are a plus. We can also work with Class A/B office above ground floor, coworking, hospitality, healthcare, and education — but ground-level access with parking is what we underwrite fastest. South Florida is our primary market (HQ in North Miami Beach), national rollout is live.
Yes. The term sheet includes a buyout schedule based on remaining recoupment + a defined override multiple. Alternative exit: MTIP can re-deploy the pods to another property in the network if economics no longer fit.
Yes. Portfolio commitments of 10+ pods across multiple properties qualify for exclusivity in defined geographies, custom SLAs, and accelerated production slots. Drop us a note with your portfolio summary.

No. MTIP Collective Pods are commercial furniture, not construction. They sit on your existing floor.

No. Each pod has a self-contained fresh-air system. Top-in, top-out airflow with full air change every 1.5–2 minutes.

Yes. 12-month installment plan, $0 down, 20% financing fee divided into 12 equal payments. Bigger orders (2+ pods): contact sales for extended terms.
Most of our buyers use The Suite as their executive workspace. 49 square feet inside is significantly more than a typical commercial private office, and you get full sound isolation, your own ventilation, and lighting tuned to your work. When you need to host 4–6 people, the same room becomes a meeting room. One pod. Two jobs.
That's exactly what we built this for. Contact us for bulk and distributor pricing.
